Good photography can make such a difference when it comes to selling your home. Professional photographers know all the right angles to make your home look bigger, capture the best light and present your home in the best way possible.

But before the professional photographer turns up, here are our top three photography hints to help you sell your Inner West home.

Declutter

The king of tasks when it comes to selling your home ‒ decluttering. Much like when potential buyers view your home, a decluttered home looks much better in photos. Try to remove extra furniture in rooms, pare down your bathroom vanity accessories, tidy off the kitchen bench and pop away those tea towels. Consider replacing or removing bathroom and floor mats, hiding the toilet brush, and ensuring your blinds and curtains are clean.

Once you’ve decluttered, you can style your home. Artificial Phalaenopsis or moth orchids look just like the real thing in photos while ivy has great leaf structure and looks fantastic in photos. The benefit of good-quality artificial plants is that they never need to be watered, you don’t need to clean up after them, and they photograph well.

Lifestyle design

When potential buyers inspect your home, one of the big things they are looking for is whether the property suits their lifestyle. While you can’t please everyone, there are some things you can do to up the lifestyle factor and they don’t need to cost a lot of money.

  1. Set the dining table ‒ there is nothing more welcoming than a dining table that has been lovingly set, waiting for a family to sit down for a meal together. If you don’t have matching crockery, take some time to head to your nearest Op Shop and see what’s available.
  2. Conversation pit ‒ the living room is the one room (apart from the dining room) where everyone comes together. Rearrange your furniture so that it forms an area where people could sit and talk and enjoy the company of others.
  3. Make the bedroom a sanctuary ‒ place a good quality book, clean glass of water and a plant (artificial or real) on the bedside table to create a comforting environment.
  4. Bathroom makeover ‒ place a candle, white towels and a green leafy plant in the bathroom to make it a space that is relaxing.
  5. Outdoor lifestyle ‒ whatever the size of your outdoor space, maximise the lifestyle factor by setting up a dining area, napkins, cushions, flowers and the like. You may even like to go all out and set up a couple of Champagne glasses, an ice bucket and a bottle of wine.

Your real estate agent will book the photographer to turn up at the best time of the day. This may mean taking photos during the day as well as at night, or taking them at dusk.

Kerb appeal

The front of your property is the first thing any potential buyer will see, and it is the perfect opportunity to present your home as welcoming and the place to live.

Consider repainting the exterior of your home if it needs it, replacing the front door, replanting and mulching the gardens, mowing the lawns, hedging the trees and raking up any leaves.

You want to use this opportunity to capture the eye, and to make potential buyers want to walk into your home and see what other opportunities await.

Bonus hint

Whether you decide to engage a stylist or style the room yourself, each time you make a change to a room, take some photos and see how the room presents itself. You don’t need to worry about editing photos ‒ this step is all about seeing what potential buyers will see when they view the images of your home.

At Belle Property we engage only professional photographers who understand your home and what buyers are looking for. Getting a head start on setting up for photography to sell your Inner West home makes the process run much more smoothly.
